Where we began<\/a><\/h2>When we purchased Clark Memorial Hall, the exterior fa\u00e7ade was deteriorating quickly.\u00a0 Although at first glance things didn’t look that bad, as you got closer you started seeing all kinds of problems.<\/div><\/div><\/div><\/div>\r\n

At some point, someone had covered up the original built-in gutters with plywood, shingled over it,\u00a0 and attached cheap aluminum gutters on the edges of the Mansard roof.\u00a0 There was also very poorly executed rubber roofing pieces installed that had seams that were cracking and failing.<\/p>\n

Plants were growing in the gutters.<\/p>\n<\/div><\/div><\/div><\/div>\r\n

The previous owner appears to have attempted to repaint multiple times- – but gave up before completing each time.\u00a0 There are three different shades of maroon trim currently on the front of Clark Memorial Hall.\u00a0 The paint was flaking off and causing brick damage, most notably on the south side.<\/p>\n<\/div><\/div><\/div><\/div>\r\n

Spalled Brick & Sloppy Patching<\/a><\/h2>

During Adrian’s downtown boom in the 1860-1890s, most of the buildings were built with soft clay bricks made in town on the banks of the Raisin River.\u00a0 They are incredibly soft and delicate.\u00a0 The problem with painting soft brick is that moisture can get trapped in the brick, and the paint prevents it from properly evaporating.\u00a0 When this water inevitably freezes, it starts to cause the face of the brick to spall, permanently damaging it.\u00a0 Once the underlying unprotected and porous internal brick surfaces are exposed, it continues to deteriorate.<\/p>\n<\/div><\/div><\/div><\/div>\r\n

10+ Layers of Paint<\/a><\/h2>

On much of the trim, there were 10+ layers of paint (Green,\u00a0 Black, Silver, Gray, and numerous coats of white).\u00a0 \u00a0This was most noticeable on the first floor fa\u00e7ade trim.\u00a0 All underlying detail of the trim was gone.<\/p>\n<\/div><\/div><\/div><\/div>\r\n

2 Exterior Windows Replaced<\/a><\/h2>

The first thing we did was actually part of an interior renovation we did in early 2019.\u00a0 We pulled off the plywood on two of the exterior windows on the south fa\u00e7ade, and had the old damaged windows replaced.\u00a0 This left only 3 remaining boarded up windows on the south side.\u00a0 All 3 of them are unable to be turned into windows again due to inside floor layouts, so, we’ll eventually be putting in 3 “fake” windows to make the south fa\u00e7ade look uniform.<\/p>\n<\/div><\/div><\/div><\/div>\r\n

\"Contractor<\/a><\/div>

Contractor Hired<\/a><\/h2>

After attempting to collect bids for the exterior, we found it difficult to get a contractor willing to take on such a large project.\u00a0 The few bids we did receive were comically large and did not make financial sense.<\/p>\n

We decided to tackle the building one small project at a time, and do so through the help of a smaller general contractor.<\/p>\n

On October 1, 2019, we signed a contract for services, leaving it open ended, and Kirk Valentine, owner of Sphere Project Management got to work.<\/p>\n<\/div><\/div><\/div><\/div>\r\n
